The house

Paying for it

Two things have to be true for that, and both of them are true here.
The title gets cancelled
A manufactured home starts life with a title, like a vehicle. Before closing, that title is cancelled and the home becomes part of the real estate. Land and house are then one property on one deed.
The foundation is certified
It's built to the federal permanent-foundation standard and an engineer inspects and certifies it. That certification is the document FHA and VA both ask for, and it's yours to hand your lender.
What we won't tell you
Whether you qualify, or what rate you'll get. That's between you and a lender. What we'll do is send them the certificate numbers and the engineer's certification the same day they ask.
