How the business works.
LandKey Homes is the name on the sign. JC Property Ventures, LLC is the company behind it: two partners who buy rural land, get it ready, put a new home on it, and sell the finished property. This page explains that in plain terms for banks and lenders who want to understand what we do.
The model
Four steps, done by the same two people every time.
Step 1
We buy the land.
Rural acreage, mostly in Creek County, Oklahoma. The deed is recorded in our name.
Step 2
We do the groundwork.
Clearing, the driveway, septic, water, and electric. Connor runs that work on the ground.
Step 3
We set a new home.
A new HUD-code manufactured home, installed on the land we already own.
Step 4
We sell it as one property.
The land and the home close together, as one piece of real estate, to a buyer using their own lender.
We build a few homes a year, not a subdivision at a time. Each property is its own project, from the land purchase to the closing.

Connor finds and buys the land and runs the work on the ground. He's a licensed Oklahoma real estate agent.
Jeremy Pittman
Business and closings
Jeremy runs the financing, the closings, and the paperwork that turns a home and a piece of land into one piece of real estate.

Financing
We talk with local banks and lenders.
Each property takes construction financing between buying the land and selling the finished home. We'd like to know the local banks and lenders who do that kind of lending, and we're glad to walk anyone through a property, the land and the work alike.
