Selling acreage near Tulsa?

We're a local builder. We buy rural land, put a new HUD-code manufactured home and a shop on it, and sell it to a family who lives there. If you have land you've been thinking about, we'd like to hear about it.

There's no deadline on this. If next spring is better, call us next spring.

Who we are

We're not wholesalers — our name goes on the deed.

LandKey Homes is Jeremy Pittman and Connor Ellard. We buy the land ourselves, record the deed in our name, and build on it. We don't sign a contract and sell it to someone else.

Connor is a licensed Oklahoma real estate agent. On your land he's the buyer, not your agent. If listing it with an agent would net you more, we'll tell you that.

A question first

Do you have any long-term plans for the land?

If you do, that's a fine answer. If you don't, we can talk about what we'd build on it.

What we look for

Land that can take a house, with a way to get to it.

Rural ground
Mostly Creek County, Oklahoma and the country outside Tulsa. Open, wooded, or a mix.
A way in
Road access matters more than anything else. Tell us about the road, even if it's gravel or an easement.
Utilities help, but aren't required
Electric or rural water at the road is a plus. If neither is there, we still want to hear about it.

How it works

Four steps, and you can stop at any of them.

  1. 01

You tell us about the land.

Where it is, how you get to it, and what's at the road. Use the form or call. No paperwork.

  2. 02

    We look at it.

We pull the county records, check access, easements, drainage, utilities, and whether it can take a septic system. We'd rather walk it with you than do this by email.

  3. 03

We make you a written offer.

One number, and how we got to it. Take it to your attorney or your family. We'd rather you did.

  4. 04

We close once title is clear.

The deed is recorded in our name. Then we start building.

How to check us

Oklahoma's real estate commission warns landowners about letters like ours. They're right to.

Read their Vacant Land Scam Alert. Then hold us to it.

  • We're local, and we'll meet you on the property.
  • There's no deadline on this, and no rush closing.
  • You get a phone number that a person answers, not just an email address.
  • You can drive to the house we have for sale and look at it.
  • We don't send a contract with the first letter.

Our work

2.5 acres in Kellyville, Creek County.

We bought this land and built on it, and the home is for sale now. Drive by and look at it, or read every number we've published about it.

Questions

My land has no road access. Will you still look at it?

Yes. Tell us how people get to it now, even if it's across a neighbor's field. Sometimes there's a recorded easement nobody remembers, and the county clerk's land records will show it.

Land with no legal way in is harder for anyone to build on, so we'll be straight about how that affects our offer. If access can be worked out with a neighbor first, that's often worth doing. An attorney can tell you what your options are.

We're going through a divorce. Can we sell the land?

That depends on your divorce and who owns the land, and it's a question for your attorney, not us. We won't give advice on dividing property.

If you both decide to sell, we're glad to talk. We'll need everyone on the deed to sign, and we'll send the written offer to whoever you and your attorneys say.

Guides for landowners

If something has happened with your land, start here.

Tell us about your land

No obligation, and no number until we've looked.

Only your name, email, and where the land is are required. Fill in what you know and skip the rest. Sending this doesn't commit you to anything.
