Land for sale in Okmulgee and Muskogee counties.

Okmulgee County lies south of Tulsa, around Okmulgee, Beggs, and Henryetta. Muskogee County lies to its east, around Muskogee and Haskell. In both, the big question for rural land is the same: does the county zone it at all, and if so, how? Here is what we found.

Okmulgee County zoning

City zoning and county rules are not the same thing here.

The City of Okmulgee has its own zoning code, with its own farm district and lot sizes. Those rules stop at the city limits. Most of what you find online about Okmulgee zoning is the city's.

We could not confirm whether Okmulgee County zones land outside its towns, or what it requires for a manufactured home. Check with the county before you buy. The County Clerk at the courthouse in Okmulgee is the place to start.

Muskogee County zoning

Muskogee County lists no zoning office. Ask the commissioners.

The Muskogee County website lists the assessor, clerk, treasurer, and commissioners, but no planning or zoning office. That does not settle the question on its own. Inside Muskogee or Haskell, the city's or town's rules apply.

For land outside town, check with the county commissioners' office before you buy. Ask whether any county zoning, floodplain permit, or placement permit applies to the parcel.

Water, septic, and taxes

Rural water here often comes through a town's system.

Okmulgee County has numbered rural water districts. District No. 5 is based in Henryetta. District No. 2 buys its water from the City of Beggs. That means a parcel's water can depend on a town's supply, so ask the district about the source as well as the tap.

Septic is permitted by Oklahoma DEQ after a soil test. You can look up a parcel's tax record online for Okmulgee and Muskogee counties. Our Oklahoma land page covers septic, water, and homestead in more detail.

Homes for sale in Okmulgee or Muskogee County

We don't have a home for sale in Okmulgee or Muskogee County yet.

Right now we build in Creek County, southwest of Tulsa. Each home we sell is land, utilities, and a new HUD-code manufactured home, sold as one purchase, with the septic, water, and power in before it lists.

You can see what we have on the Creek County page. If you'd rather hear when we list one, leave your email and we'll send a note.

This page is general information, not legal or tax advice. Confirm zoning and permits with the county, septic with Oklahoma DEQ, water with the district, and taxes with the county assessor before you buy.
