Land for sale in Osage and Pawnee counties.

Osage County stretches north and west of Tulsa, with Pawhuska as its county seat. Pawnee County sits west, around Cleveland and Pawnee. The rules for a home on rural land here are less published than in the counties closer to Tulsa, so this page tells you what we could confirm and who to call for the rest.

Osage County zoning

Osage County has a planning and zoning office. Check with it first.

Osage County runs its own planning and zoning department in Pawhuska, which handles zoning and building permits. Its zoning maps and forms were not posted online when we checked, and we could not find the county's rule for a manufactured home or its minimum lot size.

So for any parcel, check with the county planning office before you buy: Osage County Planning and Zoning, 212 E 6th St, Pawhuska, 918-287-3981. Ask which district the land is in, whether a manufactured home is allowed there, and what permit you need before it is set.

Pawnee County zoning

In Pawnee County, ask whether county zoning applies at all.

We could not find published county zoning rules for Pawnee County, and we have not confirmed whether the county zones land outside town limits. Inside Cleveland or Pawnee, the town's own rules apply.

Check with the county before you buy. Start with the county commissioners through the Pawnee County website, and ask whether any county zoning or placement permit applies to the parcel.

Water, septic, and taxes

Check the water first. Not every parcel is on a district line.

Both counties have rural water districts, such as Pawnee County Rural Water District No. 1, based in Cleveland, and Osage County's numbered districts. Whether a line runs past a given parcel is a question for the district, not the listing. If there is no line, the choice is a well or an extension, and both cost money up front.

Septic is permitted by Oklahoma DEQ after a soil test. You can look up a parcel's tax record online for Osage and Pawnee counties. Our Oklahoma land page covers septic, water, and homestead in more detail.

Homes for sale in Osage or Pawnee County

We don't have a home for sale in Osage or Pawnee County yet.

Right now we build in Creek County, southwest of Tulsa. Each home we sell is land, utilities, and a new HUD-code manufactured home, sold as one purchase, with the septic, water, and power in before it lists.

You can see what we have on the Creek County page. If you'd rather hear when we list one, leave your email and we'll send a note.

This page is general information, not legal or tax advice. Confirm zoning and permits with the county, septic with Oklahoma DEQ, water with the district, and taxes with the county assessor before you buy.
